Annual Meeting & Board Meeting – Wednesday December 3

There will be a board meeting and a continuation of the annual meeting on Wednesday December 3, 2026.

The Board will meet at 5:30pm. Homeowners are always welcome to attend the open portion of Board meetings. Sometime prior to 6:30pm, however, homeowners will be excluded from the closed “Executive” session, during which we’ll be discussing items in accordance with ARS 33-1804 paragraph A items 2, 3, and 5.  We will adjourn the Board meeting by 6:30pm.

The Annual Meeting was originally scheduled on November 19. Due to a variety of issues, those present at the meeting agreed to resume the Annual Meeting at 6:30pm, after the Board meeting.

Both meetings will be held via Zoom. Details including the Zoom link are available to homeowners who have registered for access to RioCrossing.org.

Updated Design Guidelines and Fine Policy

At the July 23, 2025 RCHOA Board Meeting, the board approved several changes to the Design Guidelines and the Fines Policy.

Two amending addendums were made to the Design Guidelines documents.  One amendment relates to dead trees on homeowner lots, and the other relates to granite replacement being done on homeowner lots.  Both documents have some helpful information for homeowners who might be contemplating removing diseased or faltering trees, or adding granite to yards where the granite has thinned out.  These documents also have some guidelines for violations when the management company tours the community.

The Fine Policy was updated and renamed “Fine Policy and Appeal Process”, to clarify that some of the information in the document is helpful to homeowners who wish to appeal fines and violation notices.  Two additional sections were added to cover alternate fine amounts relating to the two Design Guidelines document addendums.

These new documents are available at the official association web site at https://www.RioCrossing.org.  Go to the Document Center menu and select the Governing /Legal Documents section for the Design Guidelines updates, and the Document Center’s All Documents link then scroll down to Policies for the updated Fines and Appeals document.

New Association Policy: Short Term Rentals

The Rio Crossing Homeowners Association has a new policy for Short Term Rentals. This policy is designed to improve our community and keep it safe and welcoming for everyone. By setting clear rules, we can help homeowners and visitors live together happily. More information will be shared soon as we work to make our community a great place for all.

Our CC&Rs specifically prohibit any rental less than 30 days.  The recent increase in Short Term Rentals has prompted complaints for many full-time residents due to frequent disruptions and occasional disturbances caused by short term renters.
